Compare repair, refinishing and replacement after the surface and the base have both been assessed.

Keep the floor when the underlying wood is usable

Local board damage may be repairable. Surface wear may call for a compatible recoat or sanding, depending on how deeply the damage reaches.

Ask how much usable wood remains and whether previous sanding limits the options. Engineered wood needs its own assessment of the wear layer and construction.

Replacement can address a wider problem

Widespread damage, an unsuitable product or a surface too thin for further sanding can make replacement more practical. The cause still needs attention before the new floor is laid.

If you want to change board width or connect several rooms, discuss height differences and transitions. The cost of that change includes more than the new wood.

A leak or damp base should not be treated as a cosmetic defect. Ask what must be resolved before either a repair or a new installation can succeed.

Compare two complete proposals

For repair, ask about board matching and how far refinishing needs to extend. A small damaged patch can require blending across a larger visible area.

For replacement, include demolition, disposal, preparation and trim. Compare the expected appearance, disruption and future maintenance along with the price.

Will replacement always look more consistent?

New flooring changes the whole surface, but adjoining rooms and transitions still need planning. A good repair may be suitable when matching material and the existing finish allow it.
